Important Information for current tenants
Rental Payments
All rent is due on the first of the month. You may have rented
somewhere in the past that had a due date but also a "grace period"
which was a few
days after that due date. So, the real "due date" is the last day of that
grace period. We find this practice confusing, and misleading (Why would
you ever pay your rent on the due date then?). Rent on our property's is
due on the 1st of the month by 12:00 noon. Thats it, simple and easy to
remember.
You can pay via check, Credit Card, Paypal, or by making a deposit into our account. If you pay via paypal or credit card you will be responsible for the fee's incurred for the transaction (Usually 2.9%). Feel free to call us for address's and instructions on how to pay your rent.
Late Charges
If you cannot make rent on the 1st of the month please call us. Rent paid after the first will be assessed a daily fee for each day you are late, with a minimum fee due. Late fee's are due when you pay the missing rent. Until you pay the late rent AND the late fee your rent remains late for that month and continues to accrue late charges. Late fee's accrue separately for each month.

Example: You pay your rent late, on the 7th of the month. You need to pay your rent plus $30 (6 days @ $5 per day).
If your property is late with rent three times in any 12 month period the late rates for your property increase (Regardless of "who" in your house caused the late payments):

Paying with multiple checks
We encourage tenants to pay us with one check for each property. When we have to deal with multiple checks from different people in a property late fee's will be accrued separately for each person.
Example:
Becky, Jill, and Maria all live in a Bearpads home.
Rent is $900 total, each girl pays $300. They send in 3 seperate checks.
On the first of the month we receive Becky's check, on the 5th we receive Jill's
and Maria's doesn't arrive till the 15th. Becky is on time, Jill owes 4
days late fee ($20), and Maria owes 14 days late fee ($70).
Security Deposit
Security deposits are due BEFORE you occupy the property.
Generally we take the security deposit when you sign the lease for the property. If we do not
have payment for the security deposit (Check has cleared the bank), you cannot
move in.
Landscaping
The tenants are responsible for maintaining the landscaping at all of
our properties. This includes, but is not limited to, cutting grass,
trimming trees and shrubs, pulling weeds, repairing damages to landscaping due
to storms, etc. Since un-maintained and overgrown yards generally cause us
problems with the city, and neighbors, we cannot allow the landscaping to get
out of order. If the landscaping is not taken care of we may, without
notice, hire a landscaper to maintain the landscaping. The charge for this will
be added to your monthly rent.
Snow Removal
You are responsible for snow removal. It is VERY important you
clear the sidewalks of snow. If you do not this will cause a hazard to
individuals walking on the sidewalks and a most likely receive a citation from the city. As with
the landscaping, if you do not clear the sidewalks we may, without notice, hire
someone to do so. You will be responsible for the charges.
